Shady Lane Property Now for Sale

The lot is going for $275,000.

The Shady Lane property where a home was destroyed by fire in July 2008 is now for sale.

Coldwell Banker associate Anne Sank-Davis told Patch that the 38 Shady Lane lot was put on the market last week for $275,000.  The home there was destroyed on July 19, 2008, after a fire started due to a malfunction with a propane barbecue grill. No one was injured in the incident.

The house, which has been deemed uninhabitable by the borough, is part of the deal. Sank-Davis said interested buyers will likely have to cover the cost of demolition.

"It's a 63 by 155 lot," she said. "We've had a couple of builders that have shown interest, but we're hoping to have a nice new home there by later this year."

Sank-Davis noted that the fire only damaged the home itself, and that it did not impact the value of the property at all. Comparable sites are going for similar prices in town, she said.

The property, which is .22 acres, is just blocks away from downtown Fanwood and the train station. McGinn Elementary and Terrill Middle schools service children at that address.

"This is a rare opportunity to build your dream home," Sank-Davis said. "For someone who lives in town that would like to have a bigger house and keep their children in McGinn and Terrill, I think that it's a really good possibility. Or for someone who's looking to build that needs to be close to town, certainly it's a wonderful location."
